This is the second time we have purchased a spec home, as our first experience with a different builder was great.  With Alquinn (who is a larger company than we first purchased from) we had a few quality issues that were not resolved with their 3rd party warranty provider and involved a full year of back and forth communication with Alquinn to rectify.  One of the biggest issues that was not warrantable and we are left to fix at our own cost is the quality of the concrete driveway finish. Hopefully, they have found a new subcontractor to do this work for them as ours was deteriorating before the first winter.

Alquinn homes came highly recommended to us by our realtor. We were moving from from BC to AB at the time and had the opportunity to build our new home in Spruce Grove. Overall, we are happy with the quality of their work and but they only seemed to resolve issues if we complained enough. They are lacking in customer service and communication, often leaving emails and phone calls completely ignored. As a lot of our new home planning was done via email/zoom/phone calls, and this was a tiresome challenge. The sales rep. we had to work with was the most difficult woman I’ve ever interacted with in a professional capacity. We faced many miscommunications and bumps in the road -which was very frustrating- but Shannon and John eventually made efforts to correct any mistakes. The finishes are much better quality compared to other builders in the area, but it is such a hassle to work with this company. Next time, we’d hope for better communication and more professionalism, but we are happy with our beautiful home.

To add, over 1 year later we are still dealing with their lack of communication, being completely ignored via email and given the runaround over the phone to get our landscaping deposit back over 9 months later. Why is this process so difficult!?

I had recent dealing with Alquinn Homes. They corrected a very small error made while building a home, a minor code violation. Alquinn supported the full correction, at no small cost. There was no warranty obligation to do so, as the warranty expired over a year ago.

Alquinn stood behind there product when they didnt have too. I heavily recommend dealing with builders of this integrity.

Initially purchasing a home with Alquinn I was so excited and initially thought they would be easy to deal with. My initial judgement was sadly not the reality. I purchased a home from Alquinn in 2015 and since then it’s been a continuous downward spiral. I’m not even sure where to begin…..our driveway was spalling within 11 months and drastically flaking away. It was pushed past warranty by the time anyone contacted me so I was then on my own. We now need to replace it due to how bad it is now. Roughly 1 year after move in we noticed the tile was coming loose in all areas of the home and was it was cracked. It was never installed properly to begin with. It has since been replaced and repaired by my own contractor costing my family lots out of pocket.

Our home was bought with an undeveloped basement. My husband and I had it finished and within a year I noticed moisture and mildew on areas of the baseboards. When the carpet was lifted you could see water had got underneath. Once my contractor tore out the wall of our newly developed basement to locate the issue…the bad news continued. There was a large air pocket on the side of the load bearing wall where the rebar could be seen under our home (see attached photos) The siding on the house had been pulled down more than normal to hide the foundation flaw. Moisture was meeting up with the frost wall and getting into our home causing the water damage in the basement. Half of the basement now had to be gutted. A claim was opened with insurance and they covered the cost of damage in the basement but would not cover the cause of damage. I filed with Progressive Home Warranty who were useless and did not return calls and denied my claim, even though it was a loadbearing wall. I also reached out to John the owner of Alquinn who was argumentative and trying to find a way to put the blame on someone else. He transferred me $1000 and said the rest was my issue. Bottom line is the house we purchased should have never been sold with the foundation the way that it was. John has continually said that the city of Spruce Grove passed the inspection. He is not wrong in saying that but as a good respectable business owner, he should’ve fixed the foundation prior to selling. It cost my family $4800 to fix the foundation which never should have been an issue to begin with and another $2500 for the deductible. Our premiums are now also higher. Every trade that set foot on the job site during construction including Alquinn Homes and The City of Spruce Grove failed us. There was no way something as drastic as a massive air pocket in the foundation wasn’t noticed.

I have never been so disappointed with a builder. People put their life savings into their homes and Alquinn Homes literally did a piss poor job on our house. Since moving in we have paid $17,500 to fix Alquinns mess ups. I would NEVER recommend anyone to buy with Alquinn. The owner is less than professional, very confrontational and cares about the money not his clients.

The experiences I have encountered with this home and Alquinn has brought me to tears so many times. I believed purchasing a new home was less stress, I’ve learnt the hard way that this isn’t always true. I have horrible buyers remorse and wish I could go back to before we signed the paperwork. I urge anyone looking into building a home with them to get references and talk to real people who have bought/built a home with Alquinn. The communication aspect of Alquinn is a huge problem along with the owners attitude and unprofessional approach to things. He has no customer service skills.

There was one point when the owner had finally called me and he claimed I threatened his staff (which was never the case). He stated “I don’t care if you like how we build homes, we will continue with things the way they are”….well that’s reassuring seeing as our new home needed major improvements and repairs. In the end I still got nowhere with them. I strongly recommend doing your research before buying with any builder.
